When most people think of York Region real estate, they think East Gwillimbury, Newmarket, or Aurora. And for good reason — those communities have a lot to offer. But there's a town just a little further north that keeps coming up in my conversations with buyers, and I think it deserves more attention. Georgina, Ontario — specifically the communities of Keswick, Sutton, and Pefferlaw — might just be the best value play in the entire region right now.

What Makes Georgina Different?

Georgina sits on the southern shore of Lake Simcoe, which means you get actual lakeside living — beaches, waterfront trails, marinas — without paying waterfront prices in places like Muskoka or the Kawarthas. The community has about 45,000 residents, which gives it that small-town feel while still having the amenities you need: grocery stores, restaurants, a library, schools, and a community centre.

As of mid-2026, the average sold price for all home types in Georgina is hovering around $776,000, with detached homes selling at a median of roughly $949,000. Compare that to East Gwillimbury where the average has been sitting above $1 million, or Newmarket where detached homes are trending well over $1.1 million. The savings are real — and they're significant.

Breaking Down the Neighbourhoods

Keswick

Keswick is the largest community in Georgina and the one most buyers gravitate toward first. It has the most retail, the most schools, and the widest range of housing. Townhomes in Keswick South are listing around $757,000, with some options starting in the mid-$600K range. Detached homes vary widely — you can find older bungalows and two-storeys in the $700Ks, while newer builds and larger lots push into the $1 million-plus range. Sutton & Jackson's Point

Sutton has more of a heritage village character — think main street shops, a walkable downtown, and a tight-knit community vibe. Townhome listings here average around $728,000, with options ranging from about $500K to $850K. Jackson's Point, right on the water, is where you'll find some of the most charming properties in the area. This part of Georgina appeals strongly to downsizers who want a quieter pace of life without completely leaving the GTA behind.

Pefferlaw

Pefferlaw is the most rural of the three, with larger lots and a country feel. Average listing prices sit around $1,016,000 — about 10% below the Georgina-wide average — but you tend to get more land for your money here. If you're looking for space, privacy, and that "I can see the stars at night" lifestyle, Pefferlaw is worth a serious look.

The Commute — Let's Be Honest About It

Here's the question I get every time I bring up Georgina: "But how far is it?"

The drive to downtown Toronto is roughly 82 kilometres — depending on traffic, you're looking at about 65 to 90 minutes. If you commute to the city daily, that's a real factor. But here's what I'm seeing: remote and hybrid work arrangements have permanently shifted the equation for a lot of families. If you're only going into the office two or three days a week, saving $200,000 to $400,000 on your home purchase might be well worth an extra 20 minutes on the highway compared to East Gwillimbury.

There are local restaurants and cafés that have become genuine gathering spots — places like Symposium Cafe in Keswick are where neighbours run into each other and new residents quickly feel at home.

Schools in the area — part of the York Region District School Board and York Catholic District School Board — serve the community well, and the elementary schools in Keswick and Sutton have active parent communities. Is Georgina Right for You?
